BEFORE YOU CALL THE PLUMBER….

Many, if not all, of the homes in Mountain Crest were equipped with a circulation pump on the water heater.
It was recently noted in the home inspection report for one of my neighborhood listings that the “plumbing supply system was found to be incorrect”.
This sounded very scary to the buyer and was very interesting to the seller because the house was two years old and the family had never noticed an issue.
Because we lived in the neighborhood, I am somewhat familiar with the system and took a look at the circulation pump.  As I had suspected, the timer had been set incorrectly (we also had a licensed plumber come out to check it, because the contract required us to do so).
WHAT YOU NEED TO KNOW….
At the bottom of the timer you will see a green switch.  When the switch is pushed all the way to the left, it is not circulating hot water (it will take a while for the hot water to reach areas farthest from the water heater). When it is in the center, the system is using the timer (this can be set like any mechanical timer you might use to turn lights on and off while you’re on vacation – it is meant to save money by not pumping hot water during off-peak times when you are less likely to need it, like 2AM ). When the green switch is pushed all the way to the right, it bypasses the timer and circulates hot water 24-hours a day.
Once the switch had been moved to the far right the “plumbing supply system” issue was solved.

Hopefully, if you are having odd “issues” with your water heater as well, this will save you a little bit of money and aggravation.
