Your contract will allow for you to conduct a final walk through of the home prior to closing. This is usually done 24 to 48 hours prior to the closing.
The inspection is usually performed after the seller has vacated the property but prior to you taking possession of the property. You want to verify that all of the items that were included in your offer are present in the home.
You also want to make sure that the property is in roughly the same condition as when you saw it and originally placed your offer.
DO NOT skip this step, because once you’ve closed… you own it!
**New Construction – A new construction walk through is a bit different only in that it will likely include 2 phases:
- Walk through with builder’s representative to document issues of concern and any and items that need to be completed or repaired. In most cases, the builder also uses this meeting is also used to complete the home orientation process for the new owner.
- Walk through again before closing to confirm that all of the original walk-through items have been properly addressed.
